Oasis Sumba is an exclusive residential complex offering all the services of a resort. Composed of autonomous villas, it is ideal both for permanent residence and for generating income through our full management service. This allows our clients to enjoy passive income in complete relaxation when they are not using the villa. The Resort is a serene oasis immersed in nature, with large private gardens where comfort, privacy, and security are the core values of the project. The properties have been thoughtfully designed to ensure privacy and preserve natural beauty over time.
To ensure maximum comfort and total relaxation, the resort consists exclusively of 39 sea view villas, spread across over 40,000 square meters of land on a gentle hill. The common areas, including the private road, green spaces, beach club, co-working area, grocery store, yoga facility, spa, gym, and medical center, are meticulously maintained by our team, ensuring a consistently elegant and tidy environment surrounding our clients’ residences.
Each villa is equipped with modern comforts and state of the art appliances. The structure is designed to be resistant and durable over time, built to high security standards, featuring reinforced concrete walls covered in natural stone and a five layer roof.
The Project is strategically located on top of a gentle hill, ensuring all the villas a panoramic sea view and an additional level of security.

How to reach Sumba?
The island is easily accessible from Bali, with direct flights from Ngurah Rai International Airport (DPS) to Tambolaka Airport (TMC), taking approximately 50 minutes. Several airlines operate multiple daily connections. Alternatively, you can fly from Kupang with a 40 minutes flight. During your stay, we provide personalized assistance in finding accommodations and services tailored to your needs, ensuring a smooth and stress-free travel experience.

PURCHASE AND OWNERSHIP
WHAT ARE THE LEGAL STEPS TO PURCHASE A VILLA?
- Once the desired villa is selected, the buyer must pay the first tranche of 10% as a reservation fee and sign the contract within 20 days.
- Upon signing the contract, a second tranche of 30% is required.
- Upon completion of construction and full payment, the villa will be delivered, and the transfer of ownership will be notarized.
WHAT IS THE DURATION OF THE OWNERSHIP CONTRACT?
- The contract lasts 30+20+30 years, totaling 80 years.
- This subdivision exists for legal purposes only, and there are no extra costs for renewal.
CAN THE PROPERTY BE REGISTERED UNDER A COMPANY OR A THIRD PARTIES?
- Yes, the property can be registered under a company or third parties.
- This decision must be formalized before signing the notarial deed at the time of villa delivery.
CAN I RESELL THE VILLA IN THE FUTURE?
- Yes, the owner has full rights to resell the villa by transferring the contract and ownership to third parties.
COSTS AND TAXES
WHAT TAXES ARE INCLUDED IN THE VILLA PURCHASE PRICE?
- Taxes are already included in the price if the buyer purchases the villa through the Shareholder Scheme / Holding Company.
This option not only includes the leasehold contract but also provides shares in the company. - However, if the client chooses to purchase only through the leasehold contract, they must pay a 10% tax.
ARE THERE ANY ANNUAL TAXES OR PROPERTY FEES TO PAY?
- Yes, an annual tax is calculated based on the property’s value and ranges between 0.3% and 0.5%.
ARE THERE REGISTRATION COSTS WHEN TRANSFERRING OWNERSHIP?
- Yes, a notarial deed is required for ownership transfer, and its cost will be determined in agreement with the notary.
ARE THERE ADDITIONAL MANAGEMENT COSTS NOT INCLUDED IN THE ANNUAL FEE?
- Yes, the following extra costs are not included in the annual fee:
– Electricity
– Gas
– Cleaning
- If the villa is rented out through Oasis Resort, the only additional cost will be gas.
PAYMENTS AND INVESTMENTS
WHAT ARE THE ACCEPTED PAYMENT METHODS?
- Local or international bank transfer (account details will be provided upon signing the contract)
- Cryptocurrencies (USDT and USDC; transaction fees are borne by the buyer)
WHAT ARE THE PAYMENT OPTIONS?
- One time payment with a dedicated discount (available via local or international bank transfer).
- Single installment cryptocurrency payment with a dedicated discount (transaction fees covered by the buyer).
- Installment payments linked to construction progress, available via local or international bank transfer and cryptocurrency:
1. 10% – Reservation deposit 2. 30% – Upon contract signing 3. 15% – Upon completion of foundation
4. 20% – Upon completion of the roof 5. 15% – Upon completion of construction 6. 10% – Upon villa delivery
WHAT HAPPENS IF I MISS A PAYMENT?
- In case of non payment within 15 days of the official notice, a daily penalty equivalent to 20% annually will be applied.
After an additional 30 days without payment, the amounts already paid will be retained by the developer, and the buyer will lose the right to own the villa. Any different agreements must be explicitly stated in the contract.
WHAT ARE THE CANCELLATION OR REFUND POLICIES IN CASE OF CONTRACT WITHDRAWAL?
- As stated in the contract, payments made are non-refundable.
If the payment deadlines are not met, the client will lose the right to own the villa.
HOW IS THE RENTAL INCOME DISTRIBUTED?
The rental pool system allows owners to generate income by renting out their villas when not in use. Revenue is distributed based on the villa category and the exact duration of its availability for rental.
Earnings are allocated exclusively among owners within the same category, ensuring a transparent and balanced management of income.
Profit distribution is executed every 6 months, with direct credit to the owners’ designated accounts.
DOES OASIS RESORT MANAGE THE VILLA RENTALS? WHAT ARE THE CONDITIONS?
Yes, Oasis Resort is the exclusive rental management provider, retaining 45% of the rental revenue to cover:
- Tax on Rentals
- Reservation & OTA
- Direct Room Cost
- Administration & General Marketing
- Utilities
- Operator Fee
- Cleaning and Laundry Service
Payments to owners are made every six months.
STRUCTURE AND SERVICE
IS THE VILLA FULLY FURNISHED AND READY TO LIVE IN OR RENT?
- Yes, each villa is fully furnished and equipped with mattresses, bed linens, pillows, towels, appliances, and all essentials for immediate living or rental.
WHAT DOES THE ANNUAL FEE INCLUDE?
- General maintenance
- Gardening and landscaping
- Security and surveillance
- Wi-Fi
- Common area lighting
- Insurance
- Access to the Beach Club, coworking space, gym, yoga area, and spa
- Water supply
- Emergency generator and fuel
- Administration
- Pool cleaning and maintenance (including chemicals)
- Waste management
- Villa cleaning: if it is not rented, cleaning will be carried out twice a month
HOW IS ELECTRICITY CONSUMPTION MANAGED?
- Each villa has a dedicated electricity meter.
- Payments are made via bank app, with an initial deposit of IDR 5,000,000.
- Monthly consumption is charged to the owner and can be monitored via the app.
- If the villa is rented and managed by Oasis Resort, electricity costs are included in the management fees.
HOW IS WATER SUPPLIED?
- Water comes from three private wells and is filtered using sand and activated carbon systems.
- Water supply is included in the annual fee.
- Each kitchen has a reverse osmosis filtered water tap.
IS THERE AN EMERGENCY GENERATOR?
- Each villa is connected to an emergency generator.
- Maintenance and fuel supply are included in the annual fee.
- In case of a blackout, electricity is always guaranteed.
ARE THERE ANY RESTRICTIONS ON ELECTRICITY OR WATER USAGE?
- There are no direct limitations for reasonable use of electricity and water. If the owner resides in the villa, electricity bills are their responsibility.
- If the villa is rented out and managed by Oasis Resort, electricity costs are included in the management fees.
HOW IS POOL MAINTENANCE MANAGED?
Oasis Resort takes care of pool cleaning and maintenance, with costs already included in the annual fee.
The service includes staff and necessary chemicals. Cleaning is performed once a week.
INFRASTRUCTURE AND COMMUNITY
ARE THERE ADDITIONAL COSTS FOR USING COMMON FACILITIES
- Access to the gym, coworking space, beach club (with sunbeds), and relaxation area is free of charge.
Paid services include the spa and yoga classes with an instructor.
Some extras, such as towel rentals for the beach club, are subject to a fee.
IS THE COMPLEX EQUIPPED WITH PRIVATE SECURITY?
- Yes, there is 24/7 active surveillance, a security checkpoint at the entrance, and CCTV monitoring in common areas.
HOW IS INTERNET CONNECTIVITY MANAGED?
- Each villa has a private high speed Internet connection.
ARE THERE BACKUP SYSTEMS FOR WATER AND ELECTRICITY?
- Yes, the complex has multiple water management systems and emergency generators.
WHAT ACTIVITIES ARE AVAILABLE NEARBY?
The 4 km long Rua Beach offers swimming, horseback riding, surfing, stand up paddleboarding, canoeing, and jet skiing.
Excursions to some of the island’s most beautiful locations are available, as well as boat tours and professional fishing trips with the best equipment.
CONTRACT
ARE THERE ANY RESTRICTIONS ON PROPERTY USE?
- There are no restrictions on property use. The owner can live there permanently whenever they choose.
If they wish to rent out the villa for income, rental management will be handled exclusively by Oasis Resort.
If the villa is rented out and the owner wishes to use it, they must notify our booking management office as soon as possible to confirm availability.
We are committed to accommodating owners’ requests, managing bookings efficiently, relocating guests if necessary, and striving to offer last minute availability whenever possible.
ARE THERE ANY RESTRICTIONS ON RESELLING THE VILLA?
- There are no restrictions on resale. The owner simply needs to inform Oasis Resort to receive support in managing the sale and preparing the new notarial deed in the name of the new owner.
IF I SELL THE VILLA, DOES THE NEW BUYER INHERIT THE SAME CONTRACT?
Yes, the contract will be updated with the new buyer’s details.
ARE THERE ANY EXIT COSTS IF I WANT TO SELL THE VILLA BEFORE THE CONTRACT EXPIRES?
There are no exit costs, but bureaucratic expenses for drafting the new contract, the new notarial deed, and any applicable taxes must be covered.

ARE THE VILLAS CUSTOMIZABLE?
Yes, customizations can be arranged upon request.
IS A RECEPTION SERVICE AVAILABLE FOR GUESTS?
Yes, we provide a dedicated reception service to ensure professional property management and a high quality resort experience for guests.

MANAGEMENT AND RENTALS
WHAT ARE THE EXPECTED RETURNS ON INVESTMENT?

CAN I MANAGE MY VILLA RENTALS PERSONALLY?

No, rentals can only be managed by Oasis Resort. However, for annual or monthly rentals, the owner can rent the property privately without using Oasis Resort’s management services but must inform Oasis Resort of the rental duration.
For long-term stays, the tenant will be considered a permanent resident, meaning the costs for cleaning services and electricity and gas consumption will be borne by the tenant or the owner, depending on the agreement.
CAN I RENT OUT THE VILLA FOR LONG-TERM STAYS?
Yes, the owner can rent it privately or through Oasis Resort management.
In both cases, the duration must be communicated to ensure proper service.
CAN I CHOOSE NOT TO RENT OUT THE VILLA AND USE IT ONLY FOR MYSELF?
- Yes, the owner has full freedom to use the villa for both short and long stays.
- The owner must inform Oasis Resort to organize the stay efficiently. Laundry, electricity, and gas costs will be borne by the owner for the entire duration of their stay.
TAXATION AND LEGAL ASPECTS
DO I HAVE TO PAY TAXES ON RENTAL INCOME?
- Yes, the taxation is 10% if you have residence in Indonesia; otherwise, it may vary depending on the buyer’s residence.
IF I PURCHASE THROUGH AN INDONESIAN COMPANY, ARE THERE ANY TAX ADVANTAGES?
Yes, regardless of the buyer’s residence, the taxation will always be 10%.
TAX IMPLICATIONS FOR FOREIGN INVESTORS?
A foreign investor who is a tax resident of a country that has a double taxation treaty with Indonesia will be subject to a 10% tax on rental income. These countries include Italy, France, Germany, China, Japan, Australia, the United Arab Emirates, Canada, and many others. It is advisable to consult a tax professional to verify the regulations in your country regarding taxation on rental income from Indonesia.
